We have an extensive background in retail shop leasing. In fact, we have worked directly for some of the biggest shopping center owners in the nation. We understand what provisions and conditions a landlord’s lease document may contain, and we know what is fair and what is not fair for the retailer. We utilize this market experience and expertise in negotiating the most favorable lease terms possible. Many local retailers focus only on the rent that’s being charged, and don’t realize that the most important lease terms are often not the economic terms, but rather the small print in the body of the lease. We will make sure you understand what all the provisions mean, and we’ll explain it in a straight forward way.

Site Selection and Strategic Planning
Retailers are often too busy working in their store or formulating a business plan to search for the right retail space to meet their needs. The Retailer Comes First
We know how demanding the retail business is. We understand how tough it is to balance serving your customers, working with your vendors, dealing with the landlord and hopefully spending some quality time with friends and family away from your business. For these reasons, we are very flexible with our time. We can meet with you at your store or at the coffee shop. We can meet you early in the morning or late after you close. If the weekends are better for you, that works for us.

Lease and Proposal Analysis
Many retailers are so excited to open their business that they breeze through the lease document without fully understanding the ramifications some of the lease terms will have on their business. Once we have found your ideal retail space, Argent Retail Advisors will evaluate the landlord proposals, provide a detailed analysis of economic and non-economic lease terms and provide lease language recommendations to you that will benefit the short and long term needs of the business.

If you are an existing business with an existing lease, we can assist you in understanding where you stand currently and what your options are. You may have signed a favorable lease or an unfavorable lease; either way, we will analyze it and assist you in creating a plan for the future.

Lease Negotiation
Argent Retail Advisors will negotiate the business and economic issues in the lease documents on your behalf. We are not attorneys and do not provide legal advice. However, we can coordinate the legal review of the document with your real estate attorney. If you don’t have an attorney, we can recommend local, reasonably priced attorneys or paralegals.

Follow Up
Once the lease is signed, we will not disappear. We care about how you are doing, and we’ll be there for you to answer questions or provide advice long after the lease has been signed.
